A tiny one-room beauty spot beach hut perched on stilts is on sale for £115,000 – but there’s a catch if you’re interested in buying.
The blue and white wooden building is described as having unrivalled views, and even comes with a kitchenette and dining area.
It overlooks the Thames Estuary at Thorpe Esplanade, Southend-on-Sea, Essex.
However, it is only available on a 10-year lease, a very short-term property interest – and it has a ground rent of £550 per year.
Its listing reads: ‘A charming beach hut perched over the shoreline on sturdy stilts, offering an unrivalled coastal address and unique vantage point on Thorpe Esplanade.
‘From the elevated veranda, you can enjoy sweeping panoramic views across the Thames Estuary – a front-row stage for changing tides, sailboats, and tranquil sunsets.
‘Inside, the light-filled cabin layout features built-in seating, a compact kitchenette, and dining space, all set against a backdrop of sea and sky.
‘The generous veranda is perfect for morning coffee or evening relaxation while watching the yachting activity on the estuary.

‘This hut occupies a premium position adjacent to the yacht vlub and slipway, giving direct access for water users or spectators.
‘Public parking is conveniently close by, eliminating one of the common inconveniences of hut ownership.
‘Located in one of the most coveted stretches of beach huts along Thorpe Esplanade – between the yacht club and Maplin Way car park – this is a true standout in a prestigious row.’
It goes on: ‘The wider Thorpe Bay setting is praised for its clean, family-friendly beach, cafés, and peaceful charm.’
Meanwhile, the Broadway shopping area nearby and excellent transport links make it convenient and desirable.
The listing adds: ‘Whether you’re seeking a stunning seaside hideaway or a smart lifestyle investment, this beach hut blends exceptional location, practical convenience, and timeless coastal appeal.’
The hut is listed with Hibbert-Foy at £115,000.
Beach huts have long been a feature of Southend seafront. They once sold for as little as £300 but they can now be worth hundreds of thousands.

It comes after reports last week of a tiny wooden beach hut no bigger than a single bedroom went up for sale in a quiet seaside town in Devon – for £175,000.
Unusually, the shack didn’t even have sea views, instead being located on a road metres from the local River Teign estuary.
The freehold property was described by estate agents Dart & Partners as a rare opportunity.
It is located in Teignmouth, Devon, just yards from a ferry that crosses the River Teign.
Average house prices in the town are £320,000, meaning the tiny hut is going for almost half that.
