Dreaming of owning a home by the sea doesn’t have to come with a hefty price tag.
One historic Scottish town has been named the country’s most affordable seaside location, with average house prices of just over £137,000.
Located in Fife, Kirkcaldy topped a new ranking by property website ESPC, with homes costing an average of £137,182 – around £150,000 less than properties in other parts of Fife, Edinburgh and the Borders.
Situated on Scotland’s east coast, a 28-mile drive north from Edinburgh, Kirkcaldy is nicknamed ‘The Lang Toun’ thanks to its four-mile high street.
Residents also have two beaches on their doorstep, described by the report as ‘gorgeous’.
Linktown Beach is a two-mile sand and shingle bay that stretches along the eastern edge of the town from Port Brae.

Seafield Beach can be found to the south of Kirkcaldy and overlooks the Firth of Forth.
The sandy bay boasts rock pools and plenty of wildlife nearby along the Fife coastal path – from seals to seabirds.
Home to around 59,000 people, the seaside town has many of the amenities people would look for if they moved there.
Kirkcaldy Leisure Centre boasts a gym, swimming pool and a three-level adventure play area. Meanwhile, Cluny Activities – an activity centre – is the number one attraction for the area on Tripadvisor.
For those hoping to dig into the town’s history and artists, Kirkcaldy Galleries is the local museum and art gallery.
Kirkcaldy is well-linked to nearby cities and is only a 50-minute drive from Edinburgh, or around 40 minutes by train.
Those who live there have two great beaches on their doorstep – Linktown Beach, pictured, and Seafield Beach
The city of Dunfermline is a 25-minute drive away or around 30 minutes on public transport.
Other affordable seaside towns highlighted in the report include Eyemouth, a harbour town located in the Scottish Borders.
The average price of a home in this charming town is £230,000 – although still more affordable than bustling cities, it makes Kirkcaldy’s average of £137,182 even more appealing.
Its sandy beach has a characterful promenade and dreamy coastal views.
Dalgety Bay, in West Fife and Kinross, ranked as the third cheapest – averaging £237,635.
Elsewhere, Port Seton and Musselburgh round off the top five cheapest seaside towns.
Both are found in East Lothian and house prices work out at around £237,963 and £245,647 respectively.
