This stunning South Devon pub with its own beach could be yours for £1.5million

It was praised by one Tripadvisor reviewer for having ‘one of the best pub views in the UK’ – and it could be yours.

The Eddystone Inn, which boasts its own beach, lies in the seaside village of Heybrook Bay in Devon.

Set near Plymouth in the South Devon Area Of Outstanding Natural Beauty, it offers stunning views of the 19th-century Eddystone Lighthouse, Great Mewstone Island and Rame Head.

And this slice of pub paradise and its beach – known as Heybrook Beach – are up for sale for £1.5million pounds.

The pub, complete with a sea-facing beer garden, is perched on a hilltop, with a small path in the village leading travellers down to Heybrook Beach, described by the estate agents as a ‘beautiful pebble cove with stunning views’.

The beach, which is open to the public despite being privately owned, has a brook running down to it, with hundreds flocking to experience its ‘crystal clear waters’ every summer, the estate agents reveal.

The estate agents say the gastropub – which serves fresh seafood and Sunday roasts – has a ‘fine reputation not only with both locals and regulars from Plymouth and the surrounding villages and towns but also holidaymakers and visitors who frequent the establishment throughout the year’. 

It’s set along the South West Coast Path walking route, making it a popular stopping point for hikers.

The property was fully refurbished during the lockdown, and now has what’s described as a ‘nautical’ interior design scheme in the main bar and restaurant.

The tiered terrace can accommodate around 160 punters and offers ‘stunning sea views’. 

There’s an owner’s flat to the rear of the complex, along with two separate apartments that enjoy ‘far-reaching, elevated views across the coastline’. These could be leased out on Airbnb, the estate agents note.

Finding a place to park isn’t an issue either – there is a large car park to the side of the pub with an overflow car park across the road.

The vista, however, seems to be its biggest selling point, with Tripadvisor user ‘geoffr539’ labelling the pub a ‘fantastic inn with views you dream of’. He added: ‘We had a breathless view from the dining area of the sea and surrounding coastline.’ 

Meanwhile: User ‘Ian F’ said: ‘This is a lovely place to visit and the views are outstanding. ‘

And user ‘trainsrus’ said: ‘The location is stunning with views out over the Channel towards the Eddystone Lighthouse, whose light blinked away as we ate.’

Bettesworths, the estate agents behind the sale, say that the business is ‘being sold with a strong financial performance record, a dedicated and experienced team of staff, and an established reputation for excellence in customer service’. The pub’s staff will be kept on when the pub is purchased.
